PROPERTY DETAILS

An lovely large family house suitable as a permanent home, holiday home or B&B/Guest House.

The land area is just under 4,000 sq metres.  The total floor area, ground and first floor is approximately 246 sq metres - full architect´s plans are available.  The property currently has five double/twin bedrooms but is very flexible and could sleep up to thirteen people by changing the use of some rooms.

All rooms are in excellent decorative order the ground floor having been redecorated recently.

GROUND FLOOR

The entire ground floor has the attractive traditional Murcian arched wooden beamed ceilings with "terrazzo" tiling on the floors.

Traditional wooden entrance door leading into hallway off which there is the following: -

SECOND LOUNGE - (could be used as a further double bedroom) - 10.36 sq m

STUDY/OFFICE - 13.32 sq m.  This study was previously a disabled bedroom so still retains the en-suite with shower and toilet fittings.

This then leads to the

LOUNGE - a lovely traditional 22.25 sq m room with inglenook stone fireplace, large wood burner and door to terrace with grape vine over.

Off the lounge there is a further hallway leading to

STORAGE ROOM/STUDY/OFFICE - 4.68 sq m

A large walk-in LARDER - 4.0 sq m.  Previously this was a toilet and shower room and with services still connected could easily be converted back to toilet/shower room if required.

KITCHEN/DINING ROOM - A bright south facing room of 24.05 sq metres with new kitchen cabinets & worktops.

THE FIRST FLOOR

There are five double bedrooms, all en-suite.  All rooms have wall mounted heaters and smoke alarms.  All rooms are light and airy with high beamed ceilings.  Rooms 1 & 2 are a very good size, Room 3 is a double but a little smaller, Rooms 4 & 5 are large. 

Room 1 is 10.73 sq metres, Room 2 is 11.32 sq m, Room 3 is 8.32 sq m, Room 4 is 12.15 sq m and Room 5 is 17.16 sq m.  All Rooms have en-suite bathrooms of a minimum of 3 sq metres.

First floor has separate access via stairs at rear of property.

THINKING OF BUYING THIS TO USE AS A B&B?

A certificate, the original of which we have, was issued by Murcia Tourist Board to the previous owner of Hilltops.  This allowed up to 10 guests to be accommodated when, what is now the second lounge was used as the owner´s bedroom.

The bedrooms are all a very good size for a B&B.  Every bedroom is on a separate power circuit enabling them to be easily isolated.  Emergency evacuation plan signs available for the bedrooms along with fire extinguishers; twelve smoke alarms; emergency exit signs.  All bedrooms have locks with two sets of keys.  Metal fire escape at rear of property; lightening conductor and connections for emergency generator.


EXTERIOR

There is a large laundry room attached to the house.  It also has an old wood-fired bread oven.

There is a separate enclosed area where there are foundations built for a self-contained holiday let.

Close to the house there is the vine covered terrace, a separate covered seating area with toilet and an outside kitchen with large wood fired oven, gas BBQ, gas griddle and a wood smoker.

The pool area is totally enclosed and very private.  In this area is a further outside kitchen, pool pump room, toilet and storage room and a further room with an outside bar.


Since we purchased the property we have done a considerable amount of work to it but by the time it was ready to open as a B&B/guest house my health had deteriorated and we were unable to operate it as a business.

We continue to keep the web site and despite the "Temporarily Closed" we still get calls from people who try to book accommodation!  Do a Google UK search for "accommodation in Calasparra" and our  web site appears twice on the first page of Google results, including an entry in Google´s Local Businesses, and also appears on the first page with an "accommodation in Caravaca" search.  The previous owner referred to it as a hotel and he had it registered with Murcia Tourist Board (as a Hospederia Rural) for 10 guests.

The garden is fully enclosed by fencing, suitable for keeping a dog safely within the property.  There are about 12 olive trees and a number of fruit trees as described elsewhere on this web site.  Whilst we don´t use the facility, if required, there is access to very cheap agricultural water for the garden.

WHY THIS PROPERTY IS A BARGAIN!

Corvera International Airport is expected to open in the Autumn (2011).  Paramount have announced there is going to be a massive theme park in the Murcia region, employing 20,000 staff and it is expected to attract 3 million visitors a year.  In an area where there is little accommodation available this is an excellent time to buy.  For the above reasons property prices are expected to rise substantially in the Murcia region.

The property is for sale at €399,000 and currently has a mortgage with about €87,000 outstanding.  In Spain it is easy to take over an existing mortgage, as indeed we did, so we would accept €312,000 if you wished to take over the mortgage.

However, because this property is owned by a UK company, of which we, myself and my partner Muriel Geddes, are the sole shareholders you are going to save a substantial amount of money if you purchase our property!

Normally if you purchase a property in Spain the purchaser has to pay an 8% Transfer Tax but if you buy the UK company from us (Hilltops is the only asset the company holds) you do not pay this Transfer Tax.  Look at it another way - if your budget is €399,000 you could only afford a house costing €369,444 because when you add the 8% Transfer Tax that property is going to cost you €399,000, our selling price.  So, you get better value for your money because all your money is going to purchase the property, not going in taxes, saving you nearly €30,000!

The above is what we have been told by our lawyer but please do make an independent check with a lawyer that has experience of Spanish property owned by a UK company.

Alternatively, if you don´t like the idea of purchasing our UK company then our company would sell the property to you as a normal sale.


We love the property and really don´t want to sell but unfortunately owing to my ill health it is too large for us.  We want to remain in the area, in fact within close proximity because we love Valentin, our nearest village.

I think the web site may give the impression that we are a little remote, we are not, we are in a small pueblo so we are in a rural area but not remote.
